This is very difficult. Since Kokkari has only 2 streets, nobody seems to have drawn a detailed streetmap. Most of the hotels just mark a blob on a small scale map with no detail.

Kokkari is not very big. There is a long beach which is quite exposed and often windy. This is popular for sailing, there is also a sailboarding school here. The most attractive part is the old harbour area where there is another small and more sheltered beach. Sunvil have some waterfront properties in this area. You will probably want to hire a car as Samos is a large island with some interesting places to visit. Not sure about the bus service.
