I'm looking to buy in turkey, can anyone please tell me what i need to budget for for a three bed villa with a shared pool,
What would i expect to pay each month for
Home association,gas, elec, sales taxes (rents), cleaning fees, council tax, water rates, phone, tv , house hold insurance.
Also what rents would i expect to get,

To give a detailed idea on the things you ask, you need to be a bit more specific, Turkey is a big country and like the UK prices vary from town to town and area and quality.
Also DO NOT expect rental income to be substantial.
I can only speak for Marmaris area and a 3 bed villa would cost best part of £120,000... as for the costs its difficult to say. bets rentals here are long term ones, Guaranteed income without paying any of the bills.
Kemer or Belek area you are looking at 120,000 Euros and above. Please read the other postings on inspection trips and do your research as it will help you a lot. As for your other querries heres some idea _ I live here in a big apartment with wife and two kids( who dont seem to know that switches are for turning lights off etc) Water 30YTL 12GBP per month Electric 40YTL a month, Telephone 7YTL per month line rental plus calls. coucil tax about 70 GBP per year- its that per week in UK Cleaner one whole day from 8 till 6 scrubbing everything carpets windows etc 10GBP max Gas for cooking one bottle 28YTL last about 6 weeks. Sales Tax is a max of 3% of purchase price. Household insurance I cant help with as I do mine through a UK company( but they dont do it for everyone you have to be ex brit forces for this). but 3 bed villas are going for approx £ 100K or slightly less, apartments can be found for approx 39K. Prices as members say are on the up. Hope this helps

The Bodrum peninsular is certainly cheaper in general than those places mentioned above. A 3 bed villa can be brought for less than £60K in some areas. Don't forget, if part of a site which includes a shared swimming pool, monthly maintainence charges probably will be payable. These will vary, but budget £40 per month.

I have just withdrawn some properties of my site as the owner wanted 30% more for them "because its summer and theres lot of tourist here" I told him to stick them ( up his Kiçina)
