This development is in the middle of nowhere. You'll be doing very well to get 6 weeks a year rental, and you'll be lucky to get any repeat business. The price to buy through Great Estates is €270,000. After a quick google, I found one the same at €225,000.

Do you need to know any more?

Bert have to say İ had a shufti at these to compare with prices here in Turkey and my first reaction consısted of 3 words to of which where ''me gently'' You can get a huge vılla for that money here.

she tells me now that the property is £235k however they want to sell it to here for £187 as they want them to all be sold before completion of th ewhole lot.

She will be given a morgage of £200k and for the first year her morgage is paid for :? then after that she has to pay it :? if after a year she doesnt have the money to pay the morgage and cant rent it out she will just not pay because they cant do anything as she is english :? if someone rents it for x amount of months and causes thousands of pounds worth of damage she will get her ins company to pay :? They have told her its easy to rent her villa, and can expect £700 a week :roll:

What do you mean they cannot do anything because she is English? Who cannot do anything? The bank? If its the bank they are speaking about then I would not touch these people with a barge pole.

If you miss a mortgage payment in Spain the bank can sieze the property and thats it. I think your friend needs to find an independant lawyer who can give her sound advise. If you would like to speak to my lawyer please pm me for the details. The cost of this will be worth every penny as they will inform your friend of every legal right she has, as well as all her obligations.

Everybody tells you not to use an estate agents lawyer for obvious reasons. It does not matter that the coast has good agents as well as bad, follow the average assumption and use an independant for security in the future.

This sounds such a bad deal to me- sorry but I have to be honest for you.

I hear customers telling me how Estate Agents they are buying from are saying how easy it is to let AND how they will help let them.Mojacar where I live although very busy has 75% of its privately owned holiday apartments empty for 85% of the year (Educated guess) John.
P.S.Dont buy to rent if you rely on the rental income to pay the mortgage........

She said they have offered her 100%morgage and there lawyers do everything for her all she has to do is sighn

Some people still believe in woffle.
my advice for what it is worth.take note of bawbee and other people.
who owne property abroad like myself.
if you can not afford the morgage with out the rental.
do not buy. this will be said time and time again.
but still people will believe :(

I've half a mind to pop down for a chat myself with Great Estates. This type of ******* **** ***** sharking ******* makes life very difficult for the rest of us. Don't believe a word that they say.

A good piece of general advice dealing with agents here is to get them to write all their promises down on their letter-headed paper, and sign and date it. Mind, from what I've seen of Great Estates, I'd not even deal with them if they did. They are endemic liars.

Also, as I said before there are others for sale in the same development for €225,000 - though I see even that as over priced by about €40,000. Don't go near these rip-off merchants.

Print this posting of all the replies and give this to your friend. You will be doing them a great favour and then if they still do not listen then at least you have done your bit.

People who buy abroad seek advice before buying and gather information. Buying in Spain in any of the Costas is great but only if you follow good guide lines. I feel so bad about this topic because I come across this all the time.

I do hope your friend listens to you. People posting on this topic are all only trying to help, with all of us giving advice from experience and not just guessing!! That is the main point here.
