I'm not sure exactly what the size is over which a lifeguard being present is required, but there certainly is a limit. Ours doesn't require one, but we did get a quote for a lifeguard this year. People do silly things in and around a pool when not supervised. I think it was something like 1,500 a month for an 8 hour day. What happens during siesta I don't know. This will obviously added to your community fees.

18000 euros a year by 86 apartments = 209 euros a year OR just over 4 euros a week.

What a great insurance policy that is.

We have stayed on numerous times at a friends apartment which is in a block of 300. Sounds alot but the complex is well spread out and has 2 pools. I think it was either last year or the year before that they had to have a lifeguard.

Its not alot to pay amongst everyone and as Peter explained it is a very cheap insurance policy for safety. We have certainly felt at ease with a lifeguard. Other people renting in a complex should not cause friction like you point out, as that is part and parcel of why most people invest isnt it?

I would suggest you ask your maintenance company for a copy of this law and check it out for yourself just incase they are pulling a fast one to get more money from all of you.
