We noticed the Baan Karonburi on our previous visit to Karon and thought it looked a good place to stay. The beach is across the road so breakfast was very pleasant looking out to sea. Breakfasts were quite good with a buffet of western and Thai foods-only complaint is with the stupid toaster Thai hotels seem to favour (and the tea can be awful too but ask for 'pot tea' and they'll sort you out.
All of the staff were helpful and friendly, rooms were cleaned every day.
Try and get low numbered rooms on the 3rd or 4th floors if you want a 'real' sea view. We were in 312 and although the sea was visible it isn't a sea view. Balconies felt quite private even with the Karon Princess Hotel not too far away with a similar layout.
Didn't use the pool because the beach was so close and the beach is so much nicer than any pool. Nearby (almost next door) is Karon Sale Market where you'll find most things you need-the usual t-shirts, beach wear, air beds, souvenirs, etc., etc. Remember that the selling price is about a third of their original ask :-)
Would we visit this hotel again? Most definitely. In fact, we're already planning our next visit. It is reasonably priced, great staff, good location. What more do you need?
