We stayed in the Koni about 3 years ago in June. The apartments are great and rooms and grounds kept clean.
There were a few young party animals when we were there, and to be honest they were a bit of a nuisance in the early hours, jumping in the pool etc. So I dont know what it will be like in August.
I think the Koni might be a kind of overspill for people who want to go into Malia, as the Koni is not far to the bars in Malia or turn the other way and it is not far from the bars of Stalis.
We decided if we go again it will be end or beginning of the season.

We too stayed here during the first two weeks in July in 2005 (in fact the second week was the first week of High Season and it was great as all the prices dropped in the face of higher competition!) and I agree with Margaret. Whilst the Apartments are not an 18-30/Escapades type place there position at the Malia end of Stalis (15 minutes brisk walk) does mean that they will get the overspill from those unable to get beds actually in Malia. Saying that we had no problems during our holidays. Hotels/Apartments closer to the beach would suffer more and I noticed on return that some of the smaller apartments within the area of the Koni Village are actually advertised as being IN Malia (some people are gonna be in for a bit of a suprise!). The apartments themselves were spacious, clean and tidy although sited on a particularly steep site (just the apartments themselves not the resort) and a fair walk to the beach either across or under a busy road.

You'll probably end up on the boat trip to Spinalonga Leper Colony which was a nice day out.
