This is very close to a bizarre dream I had a few weeks ago - but let's not go there!!

You may get a better response if this was moved to the Camping forum lower down the list. But just to clarify things a bit before then. Is this meant as a proper full time business or just a way of getting the land to earn a bit of money? What sort of area is it in - is it already a popular destination or near a busy attraction? And will the campers bring their own tent or would you provide one set up and ready to use for the stay?

Not sure - to me 'exclusive' goes hand in hand with 'expensive' and if im in a tent i dont really want to be paying more than £10 a night for the whole shaboodle (tent, car, 2 adults and a dog). I suppose if you had some luxury facilities, swimming pool, sauna, jacuzzi etc then I might consider a little more but if you were thinking more than £20 a night then i think I would rather pay more for a hotel with the same facilities.

As Brian 1984 didhn't respond to Steve's request for some further info and hasn't been back to visit HT since the morning after he posted his original message I think it's safe to say that he's not monitoring any replies here!

I wonder if we've missed the point of what he's asking - I note that he stresses that his proposed site is:

very private
entirely private
entirely isolated

So perhaps he doesn't mean 'exclusive' in the sense of 'expensive' and when he refers to campers using it as having 'the free run of your own campsite', he's not envisaging people who just want to sit round the a campfire enjoying a barbie and a beer

Just to say, Mothwing, unless you`re looking for really, really basic camping, you`ll be extremely fortunate to get a pitch for tent, 2 adults, dog and all kit and caboodle, for £10 a night!
