Are you buying to use the apartment or buying as an investment mainly? If the latter, I would think really carefully. There is so much being thrown up just now that at some point there is going to be a glut of apartments and this could cause problems for resale property. I spent a lot of time researching beach resorts and was coming to that conclusion. I have been to a few seminars on property investment and we were hearing this from International lawyers and solicitors as well. I am sure that many people will make good profits but it is best to think out the possible risks first.
Saying that we have bought in Bulgaria - but in a ski resort which is popular for eco holidays in the summer as well. I am hoping this will give me a much better rental season. As our lodge isnt even built yet it wouldn't be right to recommend the company I have gone with.

Hi Taz, we have bought a property with Premier estates and then transferred to Dreamville, (link on my website)had no problems with the purchase, few things you need to consider with Bulgaria, the season is very short, 5 months max, so you wont make a deal on rental. Another point is, 50% is usually comission based, this doesnt mean you are paying over the odds, this is quite normal procedure in Bulgaria, for tax reasons, the problem with that is you will have to keep the property for 5 years, otherwise you are liable for capital gains tax.
So if you are considering a long term investment and holiday home, then go for it, if your after making a quick buck, then i would look elsewhere. Paul.

As an agent selling property in Bulgaria at the moment I would totally agree with the comments by the other posters above. I think rental returns are limited in the beach resorts because of the relatively short season and sheer volume of property being built. In any event, good returns depend on location, the quality of the development and lack of competition, most of which depend on you having bought earlier on in the life of a resort. The ski resorts such as Bansko offer a longer potential season particularly with the possibility of rental during the summer season to Hikers, Mountain bikers, Fishing enthusiasts etc. Remember you also need to budget around 3% on top of your purchase price for purchasing costs, tax etc, and make sure that the advertised agents price includes Bulgarian VAT at 20%.
