As one of about twenty five owners at Noktas Grandsea view complex,I have just been informed that NOKTA want £500 for ferdi iskan,habitation certificate,I would have assumed that the habitation cert.would be a requirement to use the house or do Nokta not expect the houses to be inhabited.This combined with contractual problems,makes me regret ever getting involved with NOKTA.

Hi Neutral,starting at the beginning,last Sep.I signed a contract with Nokta that stated I could have a 10%discount on exchange of tapu and final payment was done,it was expected tapu would be completed in about 6weeks.I was over in April and they initially told me that I could not have the discount because I hadn't made the correct payments,I had contacted them many times about this between Sep and April,I have the emails,a compromise was agreed and I got 5%discount,I wasn't happy but they had me over a barrel,either accept or lose the house,I reluctantly agreed.I paid the full amount a few weeks later on returning home,I still waited approx.another 6 weeks for tapu.The spec.on the house states many things which aren't there,marble worktop in kitchen,fitted wardrobe,different tiles on the floors,not what we chose and more.The site was opened in June,in the contract clause 9states"the seller promises to deliver the said propertyand complete the site in June 2005 at the latest in compliancewith the attached technical specification and free from any shortcomings or defects whatsoever." The snagging list I submitted was unbelievable,chips on the marble?staircase,broken tiles in the bathrooms,the aforementioned worktop and invisible wardrobe and floor tiles,and much more.There are two pools on site one is leaking the other,the boiler room had a fire,there are numerous safety issues and I would be very reluctant to let children on the site because of them.I shall forward you an email with photos to back this up.
