We have seen a new development where the annual costs are £1200 per year, is this average?
Jenifer thats is a hell of a lot how many appartments on the site??
normal price just for the house management cost max. £ 10 and another £10 if garden. We are a management company in Bodrum owned by English and are looking after houses or aparts from british irish. if you need help let me now.

Tyreel so thats 20 pound per week for a place with a garden. In the place where I live 23 apartments that would be 460 pounds a week or 23920 pounds per year for everbody and would put the gardener on more money than the residents, most of whom are doctors.- lets get things in to perspective here we pay 4 pounds a week and have a 24 hour kapici etc, etc and if anyone is paying any more than this they are being fleeced, we think what we are paying is too much.
Costs on most complexes are £20-30 per month.
Mibut 20-30 per month is more like it 1200 per year or 100 per month is bad -I didnt know we were exporting Brit council taxes here

It was just a general information about the management prices in bodrum, of course for individuall properties we have individuall prices.
Niki what kind of apartment has "a problem like damp or water leeking or whatever" ?? I shudder to think about the quality in that area if you expect problems like that.
if you know turkey as well as we do you'll know that 99% of properties have serious damp problems, we have a one year old house that was left unattended over winter and came here in may to find black mould on all the walls the curtains , beds and all of our linen had to be binned due to the roof and walls having sever damp after the downpours in feb and march, and teh smell......whew.............. our friend has a brand new apartment and there was a leak from the upstairs apartments pipes from the bathroom that flooded her apartment luckily she hasn't furnished it yet but a whole wall has to be replastered, retiled andpainted, she also has damp coming up the bedroom wall which the builder has promised to sort out...will keep you posted if it reappears!!! bet it will!!!! as for management depends on teh size of teh site but you have local fees to pay if you have pool, gardner security etc but they don't look after your home I think tyreel meant if you took extra management ,that to have your house looked after properly and your garden tended its £20.00 per week which is not bad considering I was paying £2000.00 a year for the caravan site i was on in norfolk and they didn't even look inside the caravan or mow the lawn area inside my fence!!!!!! oh well...that's life
Norman I think I know Turkey fairly well as I have been coming here for 15 years, been married to a Turk for 13 years, owned or part owned business interest here for 12 years owned property here for 10 years, speak the language to fair extent and I still wouldnt want to be selling properties with damp problems when brand new.
Sounds to me like you have a roof/and or guttering problem, which WILL mean a reappearance of damp if the problem is not found and sorted.Also needs checking where the gutters actually run into, whether a proper drain or straight onto the ground.
If the property is only 1 year old what kind of guarantee did you get from the builder?
Also in the Bodrum area a lot of the properties have uncovered flat roof terraces, if these dont have a slight slope to them, sealed properly and damp proof membrane incorporated then problems WILL occur.
There are a lot of cheap (£30-35,000) properties available on the Bodrum peninsula built 4 to 8 years ago which are not up to modern spec and need £10-15,000 spending on them because of the problems that you mention but on a property as young as yours you should be gunning for the builder.
One partner is a Turkish architect and the other British.We have tried to cover every eventuality.Even the washing machine is not in the bathroom as in most Turkish homes !

Can anyone tell me whether when purchasing an apartment in Gumusluk, you own a share of the freehold to the land or whether the properties are all leasehold, as we believe the land is owned by the miliyary?

Jenifer First you asked about the maintenance cost and I hope you have read the replies then you ask about the freehold on the land, which by the way you should get on your Tapu which should state the apartment you have bought and state "ARSA PAYLASH followed by the fraction of land that is yours" and please excuse spelling here. Now I am going to ask you a question If you were a casual bystantander in this forum would you be encouraged to buy???
