Firstly, thank you to everybody who posts messages on this forum, you all provide a HUGE amount of advice.
We are looking to purchase property on the Aegean Coast and wondered the pros and cons of each resort.
We have noticed that Bodrum and the Bodrum Peninsular tend to be more expensive than Altinkum and Kusadasi.
Is this because the latter locations are missing something ?
Is it harder to rent-out in these areas ?
You appear to get more for your money in Altinkum and Kusadasi but are these areas saturated with LOADS of people wanting to rent-out ?
We would be grateful for any advice/assistance.
The best advice is to visit the resorts and see whether YOU like them, and if you buy, buy because you like the area.
The reason the Bodrum Peninsular area is a lot more expensive than Kusadasi and Altinkum is that the area is very popular with turkish tourists. You'll find the rich and famous holidaying in the Bodrum area all summer which is the reason that property prices are so high.
Kusadasi has excellent rental potential and the best value for money where property is concerned.
At the end you have to decide where you like more Kusadasi , Bodrum or somewhere else? Thats the main point.Finding the property is the easy part.

Firstly, you are right about all the help in this forum, it is BRILLIANT !!!! and my thanks again to everyone who has replied to our posts.
With regard to your post about Bodrum and the other areas. I have to agree with the other replies. It really does depend on what you like.
We had a holiday down South in the Antalya region. The resort was Side. We were also looking for property. On the first day, in a restaurant on the sea front I said to Olya "We are going to be lucky to beat this place".
We hired a car and drove further South to Antalya. It is beautiful!!!. The next week we hired another car and drove up North to Bodrum. Seven hours over the mountains!!!! Absolutely STUNNING scenery!!!!! We fell in love with the Bodrum Peninsular.
But, to re-iterate the other poster points. It is really up to you.
We hope you find what you are looking for.

After reading your replies on here, I am feeling more confident about our purchase now! thank you. We do need help with a few things though and wonder if anyone out there has any good, reliable and trustworthy contacts who could help us with things like, buying beds and fridgefreezer and arranging to have them delivered for us upon our arrival for the first time at our new house next May. Also, we have been told we will need a bank account setting up for utilities and for the complex maintainence fees and we need to find an insurance company to insure house etc-has anyone any experience in how easy/hard this is?
I am afraid we have been very trusting with the agents involved and just hope that they wont let us down with regards to the purchase. We are waiting for military clearance at the moment, then its all systems go I suppose! We really do want to find a managing agent though who will look after our property and find customers for renting out-do you know any in bodrum area?? thanks and sorry this is a long message...its my first time
Your agent normally helps you regarding getting your tax number & bank account set-up. Also, most agencies now do management and letting.

Turkey Two - we have place in Altikum. We bought it last year (it's a villa in a complex of 34), but not everyone on our complex rents out. There are quite a few new builds at the moment, but I think the government are putting a stop to future building for the time being, so Altinkum doesn't get saturated. For us Altinkum was ideally situated - only about 1hr each way to Bodrum & Kusadasi, but not as cosmopolitan as either. It still enjoys some Turkish charm. There's enough for all ages to do - the beaches are great, the restaurants plentiful, the people so freindly, but without hassling you.
We rent out our villa (it sleeps 10) and there aren't too many 4 bed villas, so renting to families is ideal. There are quite a few 1 to 3 bed apartments or duplexes. It depends what you want to buy, but if you do decide to buy I'd try & do it sooner rather than later as property prices are rising. Our place has increase by about 2.5 times the original price in 1 year (yes 1 year !)
Buying was so easy, furnishing was fun.
Sandmuppet - don't give your keys to the agent for a fee. Ours looked after our keys for free. They also did the cleaning & maintenance (at a cost though). Now we've made a trusted & well-respected friend who is taking care of the place in our absence. He's also arranged a cleaner who costs half the price than the builder / agent and is twice as efficient.
Bank account - that was so easy, you only need your turkish address & passport. Once you get your first utility bill (which you pay normally), take it to the bank & they set up the direct debit. We went with th Is bank. They also have a branch in London & as most do now have internet banking too. Insurance - our agent took us to the insurance company, but we do feel we could have sourced it cheaper - only the language barrier ...???!!! You can get a UK company to insurance overseas.

Nik, a question, you say you can get UK companies to insure overseas but have you found one that will insure for rentals?
I did notice an AXA insurance office in Altinkum / Didim, so I might try them. The insurance is paid for the year, so it's a job to do before next May.

Could you tell me if you have managed to find a rental agent covering Torba? Whats the area like? Hows the rental going?Did you manage to find property insurance if so who with? Any info on the area would be greatly appreciated.
I furnish properties for UK clients on the Bodrum Peninsular and I am happy to give you advice re furnishing in Torba.
I speak Turkish and have lived on and off in Bodrum for 17 years and know the area like the back of my hand.
I am 50% in UK and 50% in Bodrum.
So I discuss clients ideas in the UK and transform the ideas into their Turkish home.
I successfully and happily property manage 6 apartments in Gundogan
for British people and can give you references.
Next year I will have another 2 apartments and a big house to manage.
Our rental agent is Turkish and mostly rents to rich Turkish from Istanbul and Ankara
These tend to be 1 to 3 month rentals.
Try Commercial Union for insurance.
They have an office in Oasis Centre Bodrum.
You need a tax number from the tax office in Bodrum before you open a bank account.
You can do both of these yourself if you know where to go ?
