Spain is a big country. I would imagine that in some places prices may be lower than a year ago, some may be exactly the same, and in other places higher.

There are always bargains to be had, but it all depends on how much you are willing to compromise.

From a purely personal point of view, one of my main reasons for relocating to Spain (not from the UK, I might add) , was in the hope that when my son reaches an age where he wants his own property, he will be able to afford it.

The last thing I want to see is spiraling prices that will put him out of the property market in a few years time.

British people tend to get too hung up on property prices. For instance; If your house in the UK has increased in value by 150% over the last 5 years, then every other house would have increased by a similar amount. Therefore the only way you can realize any value from your home is by selling up and going somewhere cheaper"¦"¦"¦.Spain perhaps?.

Prices are still too high, not a lot for your money. Reckon they will fall soon.

Any area that's over-developed, like Spain, will eventually become saturated and prices will fall. I'm currently looking at Portugal where there's less development and properties seem to hold their value better.

:que Prices are definately falling on the costas. There has been a lot of development over the last few years with a lot of UK and German people buying. One problem came when Germany altered the taxation rules for german people owning property abroad. So a lot of Germans put their houses up for sale and prospective buyers from germany stopped looking to buy abroad. Then the cost of living in the UK have spiralled with mortgage rates, fuel prices etc. So UK people are finding it more difficult to support holiday homes abroad. But the builders in Spain continued to build, even though the buyer were not buying. Now instead of seeing new build property advertied, it is key ready property. We have noticed in our area that a lot of the builders cranes have been removed. Large areas that have been prepared to build on ie roads and electrics installed, have now been levelled out, tidied up. But a lot of the proposed building has been stopped for the time being. Resales are not selling unless they are something special or the price has been reduced to rock bottom. One estate agent on another forum said she was so happy she had agreed a sale, first in months. But there could be some hope, I believe the Russians are now looking to buy in Spain!! :rofl

There is no doubt. Price of property in many parts of Spain is reducing. However, the developments in which this is happening most, tend to be the custom built houses, apartment, duplexes which are very close together in fairly remote locations which were aimed at the mass market. Hardly a word of Spanish would be spoken on these estates as the purchasers usually are from the UK. Properties which were built in popular locations and with some taste seem to be holding their own. These are places where several nationalities including Spaniards have bought.

Bargains are always available, but never look a gift horse in the mouth.

The coast is a finite resource. In the long term coastal property will always have a market. There is a question mark over anywhere that requires you to drive to the sea - with property in so many countrys now available at cheaper prices if it's not by ther coast why buy in Spain?
