We'd like to buy a 11 year old house near in Antalya region. The owner has no Tapu and I need some advice.
How much is a "new" Tapu for me ? Are there any other costs involved ?
I can't find any information anywhere. Is it possible at all or is it illegal.
Can anybody help ?

A Tapu gives proof of ownership. If the seller has not got a tapu then the place could be illegally built or does not even belong to him.
Treat with extreme caution and don't do anything without being absolutely sure.
You must get professional advice.
11 years old house and without Tapu ? u can buy it but u can not get tapu. reason if the house owner couldnt get tapu since 11 years how will u get tapu then? it is illegal.
The owner didn't pick up the Tapu , because it's about €12000 .
Which (i was told) I have to take care of, sometime in the near future.
Now, that sounds much better to me. How can I found out
if €12000 is about right and if there any other costs involved.
The house and property will cost me €90000
Is there a Tabu Calculator on the www. somewhere ?

My instinct would be don't touch it with a barge pole, although I am no legal expert. I have also been told that you cannot legally sell a property without your Tapu, and your Tapu is proof of ownership. Can't imagine why it should cost so much to get a Tapu, I think its based on purchase price ours was just a couple of hundred or so. Sounds like you are being spun a yarn to me.
It appears to be penalty money, because he build illegal in the first place.
Because I love that house so much, I'm willing to pay for that.
(It's better than having your arms chopped off)

and at the moment there is a problem with tapu anyway. the tapu as someone has pointed out to you is the deeds. so the house could belong to someone else who is the legal owner..be careful
A Turkish friend has friends in the government and I just passed him
all the details he needs to know. He will check what's going on with it.

i work in an estate agents in Alanya and know how scurrilous people can be.
and being in the business i have an interest to see that only good practice is adhered to as when scams are brought to light it puts prospective buyers off.

You are getting some very sound advice from people who obviously know what they are talking about, and by the sound of it you are choosing to completely ignore it! It doesn't matter who you or your friends know, this whole thing should be ringing alarm bells. All I can think is that you obviously have more money than sense, so I would say if you can afford to lose thousands, go ahead!

İ run an agency here in Antalya so please take this onboard. İf there is no Tapu
1. the seller may not even own the land, it could be govt land, or contested.
2. if there is no building permission and hes talking about 12000 euros to get it retrospectively its not building permission hes getting this is a bribe to make things look straight. but further down the line some one will catch up with this and you will find yourself packing your bags whilst a bulldozer revs up outside ready to level the place. And believe me this has happened here, Carreta may be able to verify that they pulled down a block here because it was built about 1 meter too close to the road( its now been rebuilt as a SUBARU showroom).
As Carreta says there is some fantastic property here in Konyaalti and a lot of it is on my books so İ do know the prices here.

i can honestly say do not buy this house, no tapu no ownership you are being given sound advice, ı would suggest to get yourself a respectable turkish lawyer and insist to the owner he must get the tapu himself or no sale. if he is geniune and can get it he will if he can not then its not legal and honestly with the goverment here in turkey they will bulldoze that house regardless if you brought it or not or how much brıbe money you have paid.
bottom line is if you dont have the tapu you dont own the house and you could never sell it yourself, it will be become illegal and dead money.
please i urge you to lısten to what you are being told by all these nice people on this forum. they are telling you the truth it seems your friends are not.
And to Michael where are you. and are you listening. Dont be turned into a Suburu showroom....its not a joke.
