Thanks for both of your replies. We dont have any particular area in mind right now,but after our first visit to Turkey last year,,we have both fallen in love with the country,and are off soon to Club Turban which is situated in between Icmeler and Marmaris. I was just wondering if we wanted to buy a holiday home there,,was it difficult and also how easy it would be to resell. Thanks for your advice,,It seems after even one visit that Turkey can get under your skin lol.

Hi Welsh Lady,
Turkey is a marvellous Country but you have to be clear about the reason you are buying. If you are buying mainly for use by family and friends and maybe a bit of rental then I would go ahead. If you are looking at it as an Investment then you will need to take a Long Term view. Due to various reasons the market is fairly flat at the moment so the stories of 50% per Year profits being bandied about by some developers are grossly misleading.
We bought our property in Dalaman with the intention of keeping it for a number of years but our financial position has changed and now we are looking to sell. Despite having dropped the price several times there has been no interest at all.

Please listen and take head to these replies, buying in turkey is'nt difficult but trying to resell is a nightmare, the only people that can afford to buy out there are tourists and it's easy to fall into the trap. we, ourselves had the opportunity many years ago to buy and in hindsight, then, we should have done because then, property was so cheap. but now it is a different story, there are countless properties for sale out there, and the reason being, no one is buying, you would be well advised to just renting property, you can rent an apartment for the season for around £1500.oo so why buy.

Hi Welsh Lady, As an after thought to my pm, before committing ourselves to a purchase, we have thought that we would rent for say three months, to see if it was what we really wanted.

Hi Jordy,,Kev and Cruisecontroller,,thanks so much for all your advice,,,I am so glad that I asked first before going ahead with anything. I can see the problem,,buying is simple,but selling not so easy. So a lot of thought needed here. I think its best if we hang fire and see how things go. please don't fall into the " waiters friend has a house" routine. The estate agencies here are bad enough!!!!! Property can be a good investment long term, resale here is poor because everyone wants foreign prices. There is a buoyant Turk market for slightly less than the european price. I do know where you can get a 2 bed apart,with pool, near marmaris for 38,000 ... :wink:

Hi and thanks CB and Bryn,,,we will check out Marmaris and Icmeler when we arrive in a few weeks time. We do love the country as so many british people do,,the people as well are wonderful. But thanks to everyone who has offered advice,,I will let you know what we decide.

sorry Bryn....... there are exceptions but you are in Antalya. There isn't a marmaris one I recommend!

CB I do cover an awful lot of areas and can lay my hands on property in Marmaris. I do have one or two resales down there which I dont think will come into welsh lady's requirements but I also may have a nice villa off plan 25km from Marmaris for sale soon I think you know where :wink:

I would certainly recommend a estate agents in marmaris. The one I use is called Kent Estate Agency which is facing the Ketenci Hotel. They were fantastic, it was owned by a english lady called Deniz who sadly died last year. It is now run by a lady called Nulifer. This estate agents has been established for 20 years so they must be doing something right.

I have been reading this thread with interest, as like everyone who holidays in Turkey, we have been pondering over the idea of buying somewhere for holiday home and later retirement.

My question is. Is it possible to make money through rentals. Would the villa could pay for itself, ie cover the service charges with a bit of profit or what. We are thinking of buying near a golf course which would extend the season for rentals. We would be raising the money through remortgaging our home in england so there is that cost as well?

dadooronron.......don't bank on the rental money and certainly don't trust people who promise rental guarantee. Just have a look on the popular homeowners sites to see how many villas there are for rent in the area of your choice. Package deals are so cheap that private rentals can be a lottery. I don't mean to sound defeatist, just being realistic .

I would also be careful about borrowing money against your UK House to finance your purchase. As Chelsea Boy says the Rental Market is very unpredictable. But you still have to make your Loan repayments whether you are getting a Rental Income or not.

Dadooronron what CB says about rental incomes is right
here a quote from my web:-

I have found the people who do best out of this are the ones who rent to family and friends and do not rely on the income all they are trying to do is cover their cost.

I do have one or two clients who rent in a professional manner and they have to market quite hard that said once they get the info out there they do get bookings.

As for buying what later may become your retirement home have a think about the area you want to be in, be careful about purely resort places as they can be very lonley places in the closed season. Also think about proximity to airport, hospital, shopping center and entertainment as if you live here full time you will not want to go to the beach/on a boat trip/ on a jeep safari that often.

I did some reserch on Emlaks while i was out on hols.
The above emlak is highly reccomended for new property but maybe not resales.
Another emlak was reccomended to me for resales.
