The best way to do it IS NOT on an "inspection visit"
Inspection visits are subsidised for one reason only - they expect you to buy and buy only from them.
You will be put under a lot of pressure and only shown the developments where they deal with and get a very good commission.
The salesperson will meet you at the airport and will always be with you just so you do not wander off and visit the local agents.
If you really want to buy, research beforehand on the internet and then visit.All agents will be able to recommend accomodation and airport transfers without any obligation or pressure.
Also take any rental projections with a pinch of salt.Unless you work hard at promoting your property it will be empty for most of the season.
It is still possible to buy for £30k (depending on area) although getting more difficult.

Mibut has put a very good reply here. As an agent I do not do inspection visits as such as the developer wants to fund them and then tie the customer to their sites, also theres no such thing as a free inspection trip its built in to the overall cost. However as an agent I find accomodation at good prices and can do airport transfer for free afterall it only cost me the petrol and then there is no obligation from my customer to me. I take the attitude that if I have good quality properties they will sell without pressure at all. On the subject of getting a property for 30K this is getting harder and in fact the cheapest I have at the moment is 49000 Euros (a bit over 30K) Like Mibut says do plenty of research then pick your agents and pre arrange viewing schedules with them, this will allow you to see several agents and not get tied to one. Also as Mibut says dont expect massive rental income- this is something I tell my clients on my web. Best of luck to you and if you research you will be succesfull.

SJ, don't do an inspection trip, as the others have said, research the internet, arrange to meet at least two good agents and hire a car to give yourself space and time to talk. Accomodation is cheap at all times through the year so you can visit on your own terms. You will not get anything for £30k near Olu Deniz.

In Marmaris there is an offplan 1 bed apartment for 30K otherwise you are well below asking price. The prices are rising rapidly in most parts of Turkey but the more popular the holiday resort the costlier the property.
Holiday rental is precarious, alot of marketing and bills etc. best you buy for investment and rental a bonus if it happens.

we have a good choice at that price ,in Avsallar, konakli alanya oba and mahmutlar. Antalya international airport is open year round and there are some charter flights from the uk in the winter as well as scheduled.
and believe it not we have 4 apartments from between 18000 euros to 24000in mahmutlar. iithese are not badii near the beach and the buildings they are in are ok with a nice garden and central location...but not noisy.

Hiya, Altinkum is probably the cheapest place to buy as yet i think. We bought a 2 bed duplex at easter for less than £30,000 so you should still be ok.

Altinkum is the place to buy as the property prices there are still a lot cheaper than other parts of Turkey. However it depends what you like. Altinkum for example is very different from Fethiye. I have friends who have bought in Altinkum and really love the place. I have been a couple of times and must admit that it is a bit busy for me, but then, everyone to their own!

cheapest is not always best.... Altinkum is cheap because there is plenty of building land and they will continue to sprawl while the demand is there. This is good for a buyer but what happens when you try to sell or rent. because there are so many properties then the prices will stay low and the older the property the less desirable it is.
In Marmaris the smart money goes on all year round rentals. Not so much potential income but guaranteed with less hassle. Eg a 2 bed apart will rent for 450 to 500 YTL...x 12 is 5400 to 6000... no electric or water to pay. no furniture and no agency costs.

Being an agent, I can say for around 30k pounds, you should first look at Didim / Altinkum area or Kusadasi / Davutlar area.

For 30k you can get a nice flat with 2 beds, in a complex. Or even a duplex or triplex in Akbuk area, close to sea and only 10 km away from Didim.

In Kusadasi/Davutlar area, you can find a semi-detached villa, 300 meters to sea, with garden, communual swimming pool etc between 30 - 35k pounds.

If you go south Turkey , prices goes up.

Hi .As someone who has lived in Bodrum Turkey I must agree on a few points.
On escorted viewing you will be stuck with that estate agent and they will not let you out of their sight ! Go on a cheap holiday and have a look at different areas. Land has almost doubled in price over the last year and petrol is now £1a litre which has affected price of everything. So homes are more expensive than last few years but still a good investment.Get in touch if you want any help.Bodrum is an excellent region.

I kinda disagree with Chelsea boy.
Correct; it is cheap at the moment because there are lots of properties. However , Didim is a newer market to foreigners and prices are climbing up already.

Advantage of Didim is that the surroundigs are flat so this city is very suitable for expanding (no hills or mountains surrounding) as you can see on the Didim aerial picture. Everbody can see that in 10 years, this city will become a major city around this cost.

Poisan you say you disagree with Chelsea boy but then you back his argument up in that you say the area is suitable for expansion- therefore its going to keep expanding and the supply is going to outstrip the demand.

Yea , I missed a point there i think.
In major cities always, properties at the center becomes the hot spots. So properties today, will worth much more in the near future.

An example, there is this property in Kusadasi which has been bought 20 years ago. It was next to bus station and outside the city borders. Now this property is in the middle of the city, and it is extremly valuable.

I hope this clears a bit.

I would say to anyone going out to buy.

Dont go on an organised viewing trip. Do your homework on the internet, arrange which areas you want to view in, we all have our favourites, and if we were all the same life would be very boring.

Then arrange to view properties with 2 - 3 agents. Or more if you are considering several areas, when you contact agents be clear in what type of property you want, how many bedrooms, do you want to be on a complex, so that pool and gardeners costs are shared, how many bedrooms, transport, be clear, and let them know your maximum budget.

Then go with your gut feeling, you will know as soon as you walk into the "right" property.

As to buying with a view to renting, remember there is a lot of competition out there, you have to market your property it takes a lot of time and effort, rental income should be a bonus not the reason for buying.

Some people prefer to rent long term because its less hassle, I prefer to do short lets for holidays, and it has paid off for me, I can go when I want to have a holiday, and I have done pretty well with bookings so far, but its hard work.
